Situated in a tranquil residential neighborhood of Takarazuka City, Hyogo Prefecture, this project was realized through comprehensive collaboration starting from the site selection phase. After acquiring a plot with an existing old house, demolition was undertaken to pave the way for detailed planning.
The site occupies a corner lot characterized by a gentle longitudinal slope along the road. The design strategically harnesses this topographical inclination in both the plan layout and sectional organization. The project confronted a series of challenging conditions including a narrow, irregularly shaped, corner site with a significant slope.
The residence is composed as a four-level volume—one basement level and three above ground—arranged through a skip-floor configuration that adeptly responds to the site’s topography.
One below-grade level in reinforced concrete and three above-grade storeys in timber construction; split-level (skip-floor) layout.
Zoning: Category I Low‑Rise Exclusive Residential District; subject to Article 22 of the Building Standards Act.
Site area: 91.23 m² (27.65 tsubo)
Building footprint (ground-floor area): 50.45 m² (15.29 tsubo)
Total floor area (gross floor area): 128.69 m² (39.00 tsubo)
