This project is a combined building comprising an authentic Omotesenke tea room and a two-family rental residence, planned on a site of approximately 40 tsubo within a quasi-fireproof district. To accommodate the number of participants during tea ceremony lessons, the partition wall between the 4.5-mat tea room and the adjacent mizuya (preparation area) is designed to be movable, allowing these spaces to be used integrally.
The rental units demanded rigorous cost control, prompting careful consideration of materials and finishing methods that preserve tactile quality while ensuring functionality, durability, and economical maintenance.
Additional value-added features include standard installation of underfloor heating and bathroom drying heaters. To enhance resilience against repeated major seismic events—a known vulnerability in wooden structures—a vibration control system has been incorporated to provide ductile resistance.
